Is It Even Worth Buying a Home Right Now?

If you’ve been casually scrolling Zillow while sipping your overpriced oat milk latte, you’ve probably asked yourself this question at least once:

“Is now even a good time to buy a house?”

And honestly? That’s a very fair question.

The market feels weird. Rates are higher than we got used to. Homes are still expensive. And everyone on TikTok seems to either be flipping homes or warning you not to buy anything unless you have twenty percent down and a trust fund.

So what’s the real answer?

It depends. But probably not for the reason you think.

Let’s talk about the “right time” myth.

People love to wait for the perfect moment. The problem is, the market rarely tells you when that is. You only know in hindsight.

In 2020, people thought it was risky to buy because of economic uncertainty. Two years later, home values had skyrocketed. In 2022, people were scared of bidding wars. Now they're kicking themselves for not locking in a 3 percent rate.

There is no perfect time. There’s only the time that makes sense for you.

So... how do you know if it makes sense for you?

Here’s what we tell our clients:

1. Are you financially stable?
You don’t need to be rich. But you should feel confident in your income, savings, and ability to handle unexpected costs.

2. Are you planning to stay put for a while?
Buying a home is usually a smart move if you’re going to live there for at least 3 to 5 years. Shorter than that? Renting might give you more flexibility.

3. Do you want control and long-term equity?
If you’re tired of rent increases, can’t hang another “Live Laugh Love” sign in a rental, and want to start building equity, buying could be the right move regardless of market buzz.

4. Do the numbers actually work for you?
This is key. We don’t care what the headlines say. If the math makes sense for your situation, that’s the only number that matters.

What if rates drop after I buy?

Great question. You refinance. That’s it. You can’t refinance rent.

Buy when it makes sense, and if the market shifts later, you adjust. Trying to time the market is like trying to plan your wedding around the weather. You’ll drive yourself nuts.

The Bottom Line: Should you buy right now?

Here’s the most honest answer we can give:

If it aligns with your life goals, your financial picture, and your long-term plans, yes.
If not …no. And that’s OK.

You don’t need a perfect rate. You need a smart strategy. We’re here to help you figure out what that looks like based on you, not a clickbait headline.
